General Working Agreement
The Property Manager shall provide the following services for the Property:
Airbnb Guest Management: The Property Manager shall handle all guest interactions on the Airbnb platform, including but not limited to booking inquiries, check-ins, and check-outs. Additionally, the Property Manager shall be available to provide assistance to guests if they call for help during their stay.
Cleaning and Maintenance: The Property Manager shall ensure the property remains in a clean and presentable condition. This includes cleaning up any debris on the premises, performing necessary landscaping work, and concrete structure maintenance/repairs, pest, pool and structure checks. This is billed additional to management fees as needed and can be fully subcontracted directly by your or through us and billed monthly.
The main thing is we make sure it is getting done and everyone involved is communicated with in a timely manner.
Compensation:
The Property Manager shall be compensated as follows:
● Monthly Management Fee: The Owner shall pay the Property Manager a monthly
management fee equal to 15% of the rental income received through Airbnb while
Property Manager maintains status of co-host. This is to be set up through AirBnB auto-payout to ensure accurate accounting.
● Hourly Fee for Physical Labor: The Property Manager shall be compensated at a rate of
$30 per hour for any physical labor carried out in accordance with the scope of work.
● Mileage is now included with general hourly billing.
● After-Hours Services: For any services provided for guests at the property outside of
typical daylight hours, 8pm to 6am, the hourly rate shall be $45 per hour.
● Payment Schedule: Payment shall be made on a monthly basis. Property Manager to
keep record of hours worked with detailed notes for submission to Owner at the end of
the month. Owner to review and provide timely payment upon approval, considered
within 48 hours of Property Manager’s submission of hourly records.
Term and Termination:
This agreement shall commence on the Effective Date and continue until terminated by either
party with or without prior written notice.
Confidentiality:
The Property Manager shall maintain the confidentiality of all information related to the property and its guests.
Entire Agreement:
This agreement constitutes the entire understanding between the parties and supersedes all prior agreements or understandings, whether written or oral.
IN WITNESS WHEREOF, the parties hereto have executed this Property Management Agreement as of the Effective Date.
